Our history

2005

Diös Fastigheter AB is established. The person behind it all is the entrepreneur and grand old man of property, Erik Paulsson. Together with, among others, Humlegården, Klövern, Catella Fonder and LRF, the company acquires 36 properties in Dalarna and Gävleborg from AP Fastigheter.

The business strategy is to acquire, manage and develop properties with high yield in the north of Sweden.

2007

Acquisition of 76 properties in, among other places, Gävle and Sundsvall. We become a large shareholder in the company Åre Centrum AB and consequently become the owner of eight properties in Åre.

2006

Inclusion on the Stockholm Stock Exchange Small Cap list. AB Persson Invest invests in the company and becomes the largest owner.

2010

Acquisition of 32 properties in Falun, Boränge and Söderhamn. Bengtssons Tidnings AB becomes a major shareholder in Diös. Strong share performance and a balance sheet which increases by 33 per cent.

2011

We become the largest private property company in northern Sweden,thanks to the acquisition of the competing property company Norrvidden AB. The acquisition encompasses 243 properties. Our market value more than doubles, from just over SEK 5 billion to almost SEK 12 billion.

2014

Knut Rost takes over as CEO. Focus on organic growth and continued concentration of the property portfolio.

2012-2013

We are included on the Stockholm Stock Exchange Mid Cap list. Focus on consolidation and concentration of the property portfolio in growth towns and cities in the north of Sweden.

2016-2017

In 2017, parts of the old Norrporten's proprty portfolio were acquired from Castellum. The property value of the transaction was SEK 4.5 billion and after the acquisition the value of our total property portfolio amounted to just over SEK 19 billion.

2018

The project organization is taking shape and several major new construction projects are being started.

2020

We reduce our carbon dioxide emissions by 11 % for the year. 85 new apartments in the district Söderbo in Östersund are completed.

2019

Several large projects are being started up. 20 additional properties are environmentally certified, 17% of the property portfolio is environmentally certified.

A green financing framework is established and green commercial papers are issued.

2021

Our first major hotel project, Clarion Hotel Sundsvall, is completed. We decide on a new climate target that means halving our carbon dioxide emissions by 2030 to reach net zero by 2045. We are launching the world's first green financing framework in line with the EU's taxonomy.

2022

Clarion Hotel Umeå and our biggest project up to date; The Swedish Transport Administration´s new head office in Borlänge, are completed. We deliver our strongest net leasing ever, SEK 77 m.

2024

A transaction-intensive year in which we acquire 9 properties worth SEK 1,101 million, and divest 45 properties worth SEK 1,892 million. Knut Rost serves his last year as CEO and hands over to David Carlsson at the end of the year.

2023

During the year, two new production projects were completed: Porsön in Luleå, where the Swedish Pensions Agency is the largest tenant, and the new police station in Umeå. We are delivering our strongest operating surplus in Diös’ history of SEK 1,711m.

2025

Current CEO David Carlsson takes on the role. Focus on long-term profitable growth. We acquire central properties in Umeå for SEK 1.6 billion.
